With the exponential rise in foreclosures over the last several years, title insurance underwriters have seen an influx in the number of claims. This course examines some of the most common title issues giving rise to foreclosure title claims in Tennessee. The course also focuses on proper preparation, execution and recording of Deeds of Trust and takes a look at fraudulent foreclosure schemes. The presentation and course materials are aimed at assisting Tennessee closing/title agents in proactively identifying common title issues, properly preparing Deeds of Trust and spotting fraudulent foreclosure filings, all in effort to reduce the number of title claims being filed during the pendency of foreclosure and at REO.
